How can we connect and evolve a historic campus into a mixed-use development?
5212 BROADWAY: CCA OAKLAND CAMPUS REDEVELOPMENT
For a century, The California College of the Arts - Oakland Campus (CCA) had supported generations of Bay Area artists at 5212 Broadway—located in the foothills of the Rockridge neighborhood in North Oakland where Broadway and College Avenue meet. CCA’s departure from the campus in 2022 offers an opportunity to transform the four acre site into a mixed-use development with transit-oriented housing and new publicly-accessible open space, while celebrating the site’s historic significance through rehabilitated National Landmark buildings, historic landscape features, and re-imagined creative campus qualities.

SITELAB developed design guidelines for the property to ensure a redevelopment that connects old and new and meshes historic and contextual influences. As a creative campus and a prominent estate before that, the site has been in a constant state of evolution—resulting in an eccentric amalgamation of architectural styles, bespoke landscape features, and noteworthy events over the years. The guidelines addressed building and landscape design protecting and amplifying those character-defining features while relating thoughtfully to the surrounding neighborhood.
Simultaneously, SITELAB supported Mithun and CMG in developing a mixed-use project that commemorates and reimagines the historic site, while aligning to the intent of the design guidelines. Both the design guidelines and proposed project are seeking approval in 2023.
